“I want my BDM to get more managements. We need extra landlords and we need them now!” That’s what I hear in agencies across Queensland every day.
So here’s just an opinion from me, to you, as a real estate agency principal: The best person to handle new landlord inquiry may not be someone from your property management team. It may not be someone hired specifically for business development.
Maybe it’s you!
I’ve got no doubt the person who can best sell your agency’s service is you as the business owner. You know its strengths better than anyone.
Here’s some numbers to think about: Across most of Queensland, an average new management is worth somewhere between $6,000 to $10,000. That’s your asset, part of your retirement. It will also earn you an ongoing annual income of $2,000 to $3,000 or more. Every single year.
Many of you are spending a lot of your day in sales and you’re earning some good commissions. But what about selling your service and earning a new management? Something that will bring you continual income, leading to that wonderful sale of your rent roll when you’re ready. Building that big asset value for your retirement.
Landlords are weighing up your service against another agency and they absolutely love speaking with the boss. Your competitors’ BDMs are relatively junior members of their team – many are very good at follow up and have plenty of enthusiasm. But they can’t speak with the authority of the business owner.
Maybe you should consider growing your rent roll, your retirement asset, with the best possible person handling landlord inquiry. That’s you!
